Project Management

A successful project starts with solid planning, precise design, and well-controlled execution. The goal is to turn a client’s vision into a high-quality building that is delivered on time and within budget. The process is carried out through the following stages:

Design, Planning & Permits

  • Concept & Design
    The client’s vision is translated into conceptual drawings, which are then developed into complete detailed drawings (Structure, Architecture, MEP, and Furniture Drawings). Each design is carefully adjusted to fit the project’s budget to ensure realistic and achievable results.

  • Budgeting & BOQ Preparation
    Once the design is finalized and approved, a detailed Budget Plan (RAB) and Bill of Quantities (BOQ) are prepared. This process ensures that every cost is accounted for, providing a clear overview of the total project investment from start to finish.

  • Master Schedule & Timeline Planning
    A Master Schedule, S-Curve planning chart, and weekly work percentage plan are created to serve as the foundation for cash flow management. This helps determine payment timelines based on progress and allows weekly monitoring to identify whether the project is ahead, on track, or behind schedule.

  • Permits & Compliance
    In parallel with design and budgeting, it is highly recommended to complete all regulatory requirements to secure a safe, long-term investment. These include:
    • PBG – Building Permit (before construction)
    • SLF – Certificate of Building Worthiness (after completion)
    • PDAM – Connection for clean water supply
    • Deep Well License (ABT) – if a well is required
    • PLN Connection & Transformer Installation – if additional electrical capacity is needed

All requirements are communicated at the beginning of the project. If the client already has a preferred service provider for permits, coordination can be seamlessly arranged.

Construction & Execution

Two service options are available during the construction phase:

  • Acting as the Main Contractor
    Serving as the main contractor to manage procurement, execute construction works, monitor progress, and ensure quality control. Every activity is aligned with the Master Schedule, BOQ, drawings, and specifications to guarantee the expected results.

  • Acting as Construction Manager (CM)
    If a different contractor is appointed, the role of Construction Manager (CM) focuses on supervision, coordination, and quality assurance. This prevents fraud, ensures compliance with standards, and keeps the project on track with respect to budget, quality, and timeline.

Reporting & Evaluation

To maintain transparency and effective communication, progress reports are delivered regularly:

  • Daily Reports – site activities
  • Weekly Reports – progress tracking and schedule updates
  • Monthly Reports – summary and evaluation

These reports provide valuable insights for short-term decision-making and long-term project evaluation.
